House Shifting Cost in Hyderabad
Local move prices from Kokapet to Uppal
At market rates, moving house within Hyderabad costs about ₹4,000–₹8,000 for a 1BHK, ₹7,000–₹13,500 for a 2BHK and ₹13,000–₹21,000 for a 3BHK, before GST. Tall towers with booked lift slots, long runs from the IT corridor to the east of the city and toll on the ORR push quotes towards the top. What you see in the table are typical market ranges, gathered from published price guides rather than taken from our rate card, and GST at 18% GST is extra. They're most accurate for a move inside one part of the city. Hyderabad now runs from Kokapet and Narsingi in the west to Uppal and LB Nagar in the east, and a cross-city move uses far more truck time than Kondapur to Madhapur. Floors, lifts and access at the two addresses decide the rest of the spread.
What changes the price in Hyderabad
High floors in the new towers
Many of the newer towers in Kokapet, Nanakramguda and Narsingi are thirty floors or taller. One service lift booked for a fixed slot limits how fast a crew can load, so a 3BHK on a high floor may need extra people to finish inside the window. That shows up as labour in the quote, even though nobody carries anything down the stairs.
West to east across the city
A move from Gachibowli to Uppal or from Miyapur to Dilsukhnagar crosses most of the city. Trucks often take the Outer Ring Road to avoid the centre, which saves time but adds ORR toll. Going through the middle instead can mean a long crawl past Mehdipatnam or Ameerpet. Either way, the short-move ranges in the table will be on the low side.
Independent houses with stairs
Plenty of tenants in Tarnaka, Malkajgiri, Kothapet and Himayatnagar rent a floor in a G+2 or G+3 house with no lift. The staircases are often narrow, and a steel almirah or double cot has to be carried or dismantled. That adds labour that a flat in a gated community with a service lift simply doesn't need.
Access in the Old City
Near Charminar and in the market streets around Abids, a big truck can't get close and daytime parking is close to impossible. The usual fix is a small vehicle ferrying goods out to the truck, which means paying for a second vehicle and handling everything twice. Ramzan evenings around Charminar are especially crowded, so those moves are best done early.
Summer heat and monsoon downpours
April and May are hot enough that crews start at first light, and a big move can end up split over two mornings. From June to September a heavy downpour floods underpasses and low roads quickly, which stalls trucks and runs up waiting time. Packing also takes more plastic sheeting in the rainy months.
Festival weeks
Around Sankranti in January many workers and drivers head home, so crews are thin for a week or so. Bonalu brings processions to Secunderabad and the Old City in the Ashada month, usually July, and Ganesh immersion day closes roads around Tank Bund and Hussain Sagar. Dates outside these give you more choice and better room to compare.
Add-on price guide
Within the city| Extra | Typical market range |
|---|---|
| Transit insurance | 2–3% of declared value |
| Storage, 2 BHK load, per month | ₹3,000–₹4,000 |
| Stairs with no lift, per floor | ₹300–₹700 |
| Unpacking and arranging at the new home | ₹1,000–₹5,500 |
| Split AC uninstall and reinstall, per unit | ₹2,200–₹3,000 |
| GST on the bill | 18% (5% if only transport is billed) |
What usually costs extra
- ORR toll. If the truck uses the Outer Ring Road, the toll is added at actual, normally as a separate line.
- Second vehicle for narrow lanes. A small vehicle that shuttles goods from Old City lanes to the main truck is normally charged as an extra.
- AC and geyser work. Removing and refitting split ACs, geysers and RO purifiers needs a technician and is quoted apart from the move.
- Waiting time. If a society's lift slot or gate rules keep the loaded truck standing, some movers charge for the hours lost.
- Storage. When your joining date and lease don't line up, a 2BHK load in storage typically costs ₹3,000–₹4,000 a month monthly.
- Transit insurance. Optional cover priced at about 2–3% of the declared value. Read what it excludes before you sign up for it.
- GST. Billed at 18% GST. Companies that reimburse relocation usually want a GST invoice showing the mover's GSTIN.
Moving around a joining date
A lot of Hyderabad moves are set by an offer letter. Someone joins a company in HITEC City or Nanakramguda on a fixed day and has to move from Uppal or Kompally first. Short notice narrows your choices, because you take whichever crew is free rather than the quote you like best. Booking two or three weeks ahead gives you time to get proper surveys and compare them.
Settle the move-in slot at the new society before you fix the loading day. If the old flat is emptied early but the new tower won't take the truck until its allowed hours, the crew waits, and waiting is the easiest cost to avoid. A storage stop for a few days is another option when the dates don't meet.
What pushes a Hyderabad quote above the table?
- A cross-city run, such as Kokapet to LB Nagar or Bachupally to Attapur
- A high floor with one shared service lift and a tight time window
- An independent house with no lift and narrow stairs
- Old City or Begum Bazar access that needs a shuttle vehicle
- Loading in heavy rain or in the week around Sankranti
None of these show up in a BHK count. That's why we survey first and note the floor, lift, parking and likely route before quoting. Our Hyderabad page has more on how we plan moves here.
Villa communities and large houses
Gated villa communities around Kokapet, Narsingi and Kompally, and big independent houses in Banjara Hills and Jubilee Hills, are priced in the villa range of ₹15,000–₹29,000 at market rates, and sometimes above it. There's usually more furniture, a home gym, outdoor pieces and plants, with the load spread over two or three floors inside the house. For a cross-city move, two trucks loading on the same morning can cost less than one truck making a second trip in the evening traffic. Ask the surveyor to price both ways.

House shifting cost in Hyderabad: frequently asked questions
Straight answers to the questions customers ask us most.
How much does a 1BHK shift within Hyderabad cost?
Typically ₹4,000–₹8,000 at market rates, with GST at 18% GST on top. A 1BHK in a gated community with a lift, moving a short distance, sits at the lower end. Stairs, a move across the city or Old City access push it up. You get Skynet's own figure in writing after our surveyor visits your flat or house, and the visit is free.
Will ORR toll be added to my shifting bill?
Only if the truck uses the Outer Ring Road. For moves between the western IT areas and places like Uppal, LB Nagar or Kompally it often does, because it's quicker than crossing the centre. The toll should appear at actual as its own line rather than buried in the total, so ask for that in your quote.
Does a high floor in a Kokapet or Narsingi tower cost more to move?
Sometimes, yes. The stairs aren't the issue, the lift is. When one service lift serves many floors and the society allows only a set slot, the mover sends more people to finish in time. A lower floor, or a society that lets you book a longer slot, usually brings the labour cost down.
What's the cheapest time of year to shift house in Hyderabad?
There's no fixed cheap season, but some dates are easier. Avoid month-end, the week around Sankranti when crews go home, Ganesh immersion day and heavy rain between June and September. Mid-month weekdays from November to February tend to offer the widest choice of crews and slots, which helps when you're comparing quotes.
My company reimburses relocation. What should the bill show?
Most employers want a GST invoice with the mover's GSTIN, an itemised list of charges and proof of payment. Ask for packing, transport, labour, AC work, storage and tolls as separate lines. If your policy caps certain items, share it at the survey so the written quote is laid out the way your HR team needs.
