Relocating to Bengaluru for a tech job and choosing the right area near your office

Start with your office, not the flat

Plenty of tech relocations we handle in Bengaluru start with the same mistake waiting to happen. Someone finds a lovely flat on a listing, signs quickly from another city, and then discovers the office is on the other side of Silk Board. A distance that looks short on the map can eat an hour or more here at peak time, and that's before the rain.

So the order we suggest is simple. Find out exactly which campus or tech park you'll report to, see which side of the city it sits on, and only then shortlist areas. Tech jobs in Bengaluru are spread across a handful of clusters, and each one has a set of neighbourhoods where most of the people working there end up living.

Areas that suit each office cluster

Whitefield and ITPL

People working around ITPL and the Whitefield tech parks tend to live in Whitefield itself, Brookefield, Kundalahalli, Hoodi, Mahadevapura or Varthur. The Purple Line metro now runs out to Whitefield, which helps a lot if you're near a station. KR Puram and the Tin Factory junction are the slow points when you head into town.

Outer Ring Road belt

The long stretch from Marathahalli past Kadubeesanahalli to Bellandur and the Sarjapur Road junction holds some of the biggest tech parks in the city. Bellandur, HSR Layout, Haralur, Kasavanahalli, Sarjapur Road and Koramangala are the usual picks. Being on the right side of the ORR matters, because U-turns and flyover loops add real minutes.

Electronic City

For Electronic City Phase 1 and Phase 2, most people look at Hosa Road, Bommanahalli, Begur, BTM Layout, HSR Layout or apartments inside Electronic City. The tolled flyover above Hosur Road skips a good part of the Silk Board crawl.

North Bengaluru and Manyata

For Manyata Tech Park and the offices around Hebbal and Nagavara, look at Hebbal, Thanisandra, Hennur, Sahakar Nagar and Yelahanka. They're also on the airport side of the city, which frequent flyers appreciate.

What do apartment societies ask for before you move in?

Most gated complexes in Bengaluru run a move-in like a small project, and the rules come from the association or the facility management company, not your landlord. Ask the landlord to put you in touch with the facility manager as soon as the agreement is signed. Here's what they usually want:

• A move-in form with your flat number, the date and the time window you've been given
• A copy of the rent agreement and ID proof, and sometimes tenant verification details
• A refundable move-in deposit in some complexes, returned once they've checked lifts and corridors for damage
• A service lift booking, often for a fixed block of hours
• The truck registration number and crew names for the gate pass
• Padding on the lift walls, which our crew puts up before loading starts

Check the rules on moving days too. Many complexes don't allow shifting on Sundays, public holidays or after dark. Also ask where the truck can stand. Basement ramps are built for cars, so the vehicle usually parks near the tower entrance or at the main gate, and the crew trolleys goods from there.

Timing the truck around Bengaluru traffic

Goods vehicles face timing restrictions on many city roads during peak hours, and even when a truck is allowed, a full-size vehicle stuck at Silk Board or the Hebbal flyover loses hours the whole day depends on. So on most Bengaluru jobs we load early, get the truck across town before office traffic builds, and aim to unload by early afternoon. Monsoon evenings add another reason, since sudden showers tend to arrive around the same time as the evening rush.

If you're coming in from another city, the truck's arrival matters as much as your flight. Household goods from Hyderabad, about 560 km away, usually take 2–3 days, and from Pune, about 840 km, allow 3–5 days. Your move manager calls before the truck enters the city so the gate pass and lift are ready. Weekday mornings are often easier for a lift slot than Saturdays, when half the complex seems to be moving.

What moving day looks like in a gated complex

Once the paperwork is done, the day itself has a fairly set rhythm. The crew reaches the gate, security checks the pass and names, and the supervisor comes up to meet you and walk through the flat. Lift walls get padded, a floor runner goes down in the lobby, and packing starts room by room, usually with the kitchen and fragile things first.

Large furniture comes down last, after the cartons, so it isn't parked in a corridor blocking the neighbours. Beds and wardrobes that won't fit the service lift are dismantled in the flat, with the fittings bagged and taped to the frame they belong to. Before the truck leaves, walk the lift and corridor with the facility staff, so any deposit sign-off happens while the crew is still around.

At the new place it all runs in reverse, with one addition. Keep someone in the flat to point out rooms, because a crew working fast can fill the wrong bedroom with cartons in minutes. If your goods are coming from another city, share the new gate pass details with your move manager a day early so the truck isn't turned away at the gate.

Test the commute before you commit

If your company gives you a few weeks in a serviced apartment or hotel, use them well. Keep your household goods in storage for that time, try the commute from two or three shortlisted areas at real office hours, and only then sign. It's far easier to store goods for a few weeks than to break an 11-month agreement and move twice.

A few other things worth sorting in your first month:

1. If you're bringing a car from another state, ask the RTO about Karnataka road tax early. Re-registration is needed once a car stays here beyond 12 months, and our car transport service can bring it on a carrier.
2. Sign up on your society's app if it uses one, since many complexes run gate passes and visitor entries through it.
3. Keep copies of the rent agreement handy as address proof for the bank, gas and broadband.
4. Ask neighbours about water supply, because some complexes lean on tankers in the dry months.
