Moving to Goa and choosing between North Goa and South Goa

How North and South Goa feel to live in

People who settle in Goa often arrive with a holiday picture in their heads. Living here is a different thing. North Goa takes in the capital Panaji, Porvorim with the state secretariat, the market town of Mapusa and the beach villages of Bardez. That's where you'll find most offices, private schools, restaurants and the busier social life. It's also where the tourists go. Roads through Calangute and Baga crawl for much of the season, and parts of Anjuna and Vagator stay lively well into the night.

South Goa runs at a slower pace. Margao is the commercial centre, Fatorda next to it has plenty of flats, and Vasco da Gama is the port town beside Dabolim airport. Villages like Benaulim, Colva and Navelim feel more residential than party-driven, which is exactly why many families and retirees pick them. Distances feel longer in the south, though, and you'll lean on your own vehicle for nearly everything.

Which side of Goa should you choose?

It mostly comes down to where your weekdays happen. We've shifted families who fell for a lovely village house first and only later worked out the daily drive.

• Working in Panaji or Porvorim. Look at Porvorim itself, Taleigao, Caranzalem, Merces or Dona Paula.
• Working in Verna, Margao or Vasco. Fatorda, Navelim, Cortalim and Sancoale keep the commute short.
• Working from home. Aldona, Assagao and Siolim in the north, or Benaulim in the south, have that old-house feel. Check mobile signal and broadband at the actual address before signing.
• Flying often. Dabolim is handier for the south, and the newer airport at Mopa sits in Pernem taluka at the northern tip.
• Needing both halves of the state. Ponda, in central Goa, sits between Panaji and Margao and stays well away from the tourist rush.

Rents and building types change a lot from one pocket to the next, so visit at the hour you'd really be travelling before you commit.

Packing for salt air and humidity

Coastal air here stays damp and salty for most of the year, and it's tough on belongings that came from a dry inland city. Steel almirahs pick up rust spots, leather bags and shoes grow mould, and wooden drawers swell until they stick. None of that happens on the truck. It happens over the following weeks, when things were packed while damp or sealed inside plastic.

• Pack electronics only once they're fully dry, and drop a few silica gel sachets into each carton.
• Give iron and steel items a thin coat of oil before wrapping.
• Don't seal leather, woollens or books in airtight plastic. Paper layers inside cartons let moisture escape.
• Glassware, crockery and decor go into our shock-absorbing Perfect Box cartons.

After you arrive, unpack cupboards first and let clothes air. A dehumidifier, or even a fan running in a closed room, makes a real difference in your first monsoon here.

Village lanes and getting a truck to the door

Plenty of Goan homes, old and new, sit off roads built for scooters and handcarts. Laterite walls on both sides, a sharp bend, a small culvert or a leaning coconut palm can each stop a full-size truck. On the survey we check the width, turning space, overhead wires and branches, and where a big vehicle can wait without blocking the village road.

When the lane is too tight, a smaller tempo shuttles goods between your gate and the main truck. It adds time, so it's written into the plan and the quote from the start. Apartment buildings in Porvorim, Taleigao or Fatorda are simpler, but still ask the society or builder about lift use and whether a truck may enter the compound. Some older buildings in Panaji and Margao have steep staircases and no lift, so big wardrobes may need to come apart.

Tourist season adds its own wrinkle. In the beach belt, a truck parked in a lane over Christmas and New Year can hold up traffic for a long time, so we schedule those moves very early or suggest another week.

Getting the monsoon timing right

The monsoon usually sets in around early June and stays heavy until about September. Goan rain isn't a passing shower. It can pour for hours, low roads flood and mud tracks to village houses turn slippery. Moves still happen, with waterproof wrapping and a flexible date, but you'll have a far easier time between October and May.

Coming from another state, think about the route in as well. Mumbai is about 540 km away and Pune about 480 km, each 2–3 days, while Bengaluru at roughly 600 km and Hyderabad at roughly 680 km also take 2–3 days. Ghat sections on these routes slow right down in heavy rain, so monsoon deliveries need a wider window. The first few weeks in a new Goa home

Old houses and ground-floor flats pick up termites easily in this climate, so ask the owner when pest control was last done, and get it done before your wooden furniture goes in. Keep cupboards and beds a few inches away from walls that feel damp, at least through the first monsoon. Storms can knock out power for hours in some villages, which makes an inverter or a decent UPS for the fridge and Wi-Fi router worth sorting early, especially if you work from home.

Brought a car or scooter with another state's number? Once it has been in Goa for more than 12 months, it needs re-registering here, and the process starts with a no objection certificate from the RTO back home. Apply for that before you leave, because getting it from a distance takes much longer.

A short checklist before you sign a Goa rental

1. See the house after rain if possible, or at least look for damp patches and fungus low on the walls.
2. Walk the lane from the main road and ask the owner whether a truck has ever reached the gate.
3. Ask about water supply and backup, since some homes depend on a well or tanker water in the dry months.
4. Find out whether tenant verification with the local police is needed, and get it done early.
5. Photograph every room before your goods go in, so the deposit conversation at the end stays simple.
