How do Chandigarh sector addresses work?

Chandigarh was planned as a grid of rectangular sectors, and almost every address hangs off a sector number. Sector 1, with the High Court and Secretariat, sits at the northern edge, Sector 17 is the old city centre, and the numbers generally climb as you head south. Each sector is boxed in by main roads, with a market street through the middle and homes spread across its parts, usually lettered A, B, C and D.

That letter matters more than people think. The parts of a sector often have separate entry points, and a truck driver who turns into 22-A when you live in 22-D may have to loop around the whole block. House numbers can be long and don't always run in order, so we ask for the full address, a nearby market or school, and a map pin dropped at your gate. For Housing Board flats in the southern sectors, add the block and flat number too.

Mohali and Panchkula follow their own systems. Older parts of Mohali use Phase numbers while newer areas use sectors that run into high numbers, and some addresses carry both. Panchkula's sectors are numbered separately from Chandigarh's, so always say which city's Sector 20 you mean.

Chandigarh

Much of Chandigarh is independent houses, and many owners rent out the upper floors. Older kothis in sectors like 8, 9, 15 and 35 have roomy ground floors, but the first and second floors are often reached by a narrow staircase, sometimes on the outside of the house. Building rules have kept the city largely low-rise, so lifts are rare in private homes. Streets are orderly, but cars parked along the sector roads can stop a truck from pulling up outside, so it helps to speak to neighbours the evening before.

Mohali and Zirakpur

Most of the tricity's high-rise housing has come up here, around Airport Road, Aerocity and Mohali Sector 70, and across Zirakpur and Kharar. Societies want notice, a lift booking and the truck details at the gate. Some newer projects still have unfinished approach roads, so the surveyor checks whether a full-size truck can turn in.

Panchkula

Panchkula is quieter and mostly made up of houses in planned sectors, with group housing societies concentrated in places like Sector 20. The areas close to Chandimandir see a lot of defence families moving on fixed posting dates, which leaves little room to shift a moving day.

Crossing state lines inside one city region

A move from Sector 44 to Mohali takes you from a Union Territory into Punjab, and one from Manimajra to Panchkula takes you into Haryana. For household goods this changes nothing. You don't need any special permit to move your own belongings, and the job is priced and planned as a local move.

It does matter for the paperwork you'll handle yourself. A car with a Chandigarh registration that stays in Punjab or Haryana beyond 12 months needs re-registration there. Update your address on Aadhaar, bank records and your gas connection, and check which electricity and water office serves the new house, since each city runs its own. If you're renting, expect your landlord to complete tenant verification with the local police, whichever of the three cities you're in.

Planning a same-day local move

Most tricity moves are done in a day, but only when the day is planned. A three-bedroom floor with a narrow staircase takes longer to empty than a lift-served flat of the same size, and the traffic at Tribune Chowk or on the Zirakpur side can stretch each round trip if a second load is needed. The plan we usually follow:

1. Pack the kitchen, books and clothes the day before, leaving only daily-use things for the morning.
2. Start loading early, while roads are quiet and before the midday heat in summer.
3. Take apart beds and large wardrobes in the room, before they meet the staircase.
4. Send someone ahead to open the new house, switch on the mains and confirm the lift booking.
5. Unload large furniture first and place it room by room, then bring in the cartons.
6. Reassemble the beds before evening, so nobody sleeps on a mattress on the floor.

Prepare the new house first

A local move gives you one big advantage over an interstate one. You can visit the new place as often as you like before moving day, so make use of it. In older Chandigarh kothis and Panchkula houses, walk the staircase with a measuring tape and note the tightest turn, then compare it with your largest sofa and the headboard of your bed. In Mohali and Zirakpur towers, ask the maintenance office for the lift door width and whether there's a separate service lift at all.

A few jobs are far easier before the furniture arrives than after:

• Get the house cleaned and, if it's an older house, treated for pests, since old wooden fittings can hide termites.
• Check that the electricity meter works and that the water supply and overhead tank are running.
• Change or re-key the main door lock if earlier occupants kept copies.
• Collect keys for the terrace, the gate and any store room from the owner.
• Decide where each big piece goes, so beds and almirahs are placed once and not dragged about later.

If you're downsizing, say from a full kothi floor to a two-bedroom flat in Mohali, settle what to do with spare furniture before the survey. It changes the vehicle and the crew size, and selling a spare dining set from the old house is much easier than squeezing it into the new one.

Seasons and small things that trip up tricity moves

Winter mornings in the tricity can be foggy and cold, which slows an early start, while May and June afternoons get very hot. Monsoon spells are short but heavy, and they can waterlog low-lying roads in parts of Zirakpur and Mohali, so we keep plastic sheets ready for the walk from door to truck. Kothi gardens look lovely until a truck has to reverse past a hedge on soft ground, so tell us about muddy patches or low gate arches.
