House Shifting Cost in Chennai
Local shifting prices across Chennai
Shifting house within Chennai typically costs ₹4,000–₹8,000 for a 1BHK, ₹6,500–₹13,000 for a 2BHK and ₹10,500–₹19,500 for a 3BHK at market rates, before GST. Walk-up blocks without a usable lift, heavy steel almirahs, crowded streets in the older neighbourhoods and northeast monsoon delays are what push a quote up. The table gives typical market rates taken from published price guides. It's a benchmark, not our price list, and GST at 18% GST is charged on top. The ranges work best for a short move with decent access, like Adyar to Besant Nagar. In Chennai, the spread inside each range usually comes from things you can check yourself before calling anyone. Is there a lift big enough for a cot? Can the truck stop at your gate? And does your date fall between October and December, when the heavy rain arrives?
What changes the price in Chennai
Walk-up apartment blocks
Across Velachery, Madipakkam, KK Nagar and Ashok Nagar, a lot of families live in smaller apartment blocks of three or four floors. Some have no lift, and many lifts that do exist are too small for a cot, a sofa or an almirah. The heavy pieces go by the stairs anyway, and the crew is sized for that.
Steel almirahs and heavy furniture
Plenty of Chennai homes have a steel almirah, and older households often have two or three, plus a teak cot or a solid dining table. Each almirah takes several people to move safely. On a no-lift second floor, that one piece can need as many hands as the rest of the room put together.
Parking in the older neighbourhoods
In Royapettah, Triplicane and the older parts of Mylapore, streets are narrow and lined with two-wheelers, and near temples and shops they stay crowded most of the day. When the truck can only stop at the end of the road, every carton is carried further. Some moves here need a smaller vehicle to shuttle goods, billed as an extra trip.
Distance from north to south
Chennai stretches a long way along the coast. A move from Ambattur or Avadi down to Sholinganallur or Siruseri crosses much of the city through busy junctions like Koyambedu and Guindy, and keeps a truck out far longer than a move within Anna Nagar. Local price tables assume shorter runs, so expect a quote above the range.
The northeast monsoon
Between October and December, a heavy spell can leave Velachery, Pallikaranai and parts of Tambaram waterlogged for days, as the floods of 2015 and 2023 showed. A move in these months needs waterproof wrapping on everything and a flexible date. If the date has to slip, ask upfront whether the new slot is charged the same.
Aadi, Margazhi and Agni Nakshatram
Many Tamil families avoid moving into a new home during Aadi, from mid-July to mid-August, and some avoid Margazhi in December and January too, so crews are easier to book then. Agni Nakshatram in May is the hottest stretch of the year, when loading starts at dawn and a large home may take longer.

Within the city| Extra | Typical market range |
|---|---|
| Transit insurance | 2–3% of declared value |

| Unpacking and arranging at the new home | ₹1,000–₹5,500 |
| Split AC uninstall and reinstall, per unit | ₹2,200–₹3,000 |
| GST on the bill | 18% (5% if only transport is billed) |
What usually costs extra
- Almirah and cot handling. Heavy steel almirahs and teak cots on stairs can be charged as special items, since they need extra people.
- Shuttle vehicle. A smaller vehicle to move goods from a narrow street to the truck, used mostly in the older central areas.
- AC and inverter. Split ACs need a technician to unmount and refit, and inverter batteries need upright, sealed packing.
- Waterproof wrapping. Extra plastic sheeting and sealed cartons for moves in the northeast monsoon, sometimes quoted as additional material.
- Storage. Short-term storage for a 2BHK load typically costs ₹3,000–₹4,000 a month a month when the new home isn't ready yet.
- Transit insurance. Optional cover at around 2–3% of the declared value, and useful if your move falls in the monsoon months.
- GST. Charged at 18% GST on top of the quoted amount, with a tax invoice on request.
Where the money goes on a local Chennai move
For a typical 2BHK moving a short distance, labour takes a large share of the bill, with the truck and packing material making up most of the rest. Access changes that balance quickly. Picture a second-floor flat in a KK Nagar block with no lift and two steel almirahs. Labour goes up, because those almirahs and the cot need several people on the stairs. If the new place is in a Thoraipakkam complex with a service lift, unloading is quicker, but the drive down OMR adds truck time.
Packing material varies more than people expect. Bubble wrap, corrugated sheets and our 4-layer packing for a glass showcase cost more than newspaper and an old bedsheet, and that's often the difference between a clean unpack and a cracked door. A written quote should list material separately so you can see what you're paying for.
Picking a date that saves money
- February and March are usually the calmest months, dry and without festival demand once Pongal is over.
- Aadi, roughly mid-July to mid-August, is quieter for movers because many families don't shift house then.
- Avoid the last few days of any month, when most leases change over.
- From October to December, keep a backup date in case of heavy rain.

Hiring a tempo and loaders yourself
For a short move, some people book a mini truck and a couple of loaders on their own and pack the cartons themselves. It looks cheaper on paper, and for a bachelor flat with little furniture it can be the sensible choice. For a family 2BHK the saving shrinks once you add cartons and tape, a carpenter for the cot, a technician for the AC and a day or two off work. The bigger risk is damage. Casual loaders rarely wrap a fridge or a glass showcase properly, and if something breaks there's nobody to claim from.

House shifting cost in Chennai: frequently asked questions
Straight answers to the questions customers ask us most.
What does shifting a 2BHK within Chennai cost?
At market rates it's usually around ₹6,500–₹13,000, with GST at 18% GST added. A short move from a flat with a usable lift sits near the low end. A no-lift block, heavy almirahs, a cross-city run to OMR or a monsoon date moves it higher. Our written quote comes after a free survey, so these are counted before you book.
Why is my quote higher for a flat with no lift?
Because the crew does all the lifting by hand. Every carton, the fridge, the washing machine and each steel almirah goes down the stairs, and the heavy pieces need several people. That means a bigger crew for longer. In many Chennai blocks even the existing lift is too small for furniture, so ask each mover how they've counted it.
Is it cheaper to shift during Aadi month?
It can be. Many families avoid moving into a new home during Aadi, so movers have more free dates and you may find more room to negotiate. The weather then is usually manageable for moving, since the heavy rain comes later in the year. If the custom doesn't matter to you, ask for quotes on Aadi dates.
Does the monsoon push up shifting charges in Chennai?
Not usually the base rate, but it can add to the bill. Movers use more waterproof wrapping between October and December, and a flooded road can stretch the day or force a new date. Some charge for a rescheduled slot. Ask how the quote handles rain delays before you confirm a date in those months.
Is unpacking included in a local shifting quote?
Not always. Many local quotes cover packing, loading, transport and unloading into the rooms, but not opening cartons and arranging things. Unpacking, setting up the kitchen and reassembling furniture may be listed as extras. Check the included and extra lines in your written quote, and ask for unpacking to be added if you want it.
